Position Overview
We are seeking a skilled Building Automation Controls Technician to install, program, commission, and maintain building automation and HVAC control systems. The primary objective of this role is to ensure reliable, energy-efficient operation of HVAC equipment and BAS platforms across commercial and industrial facilities through hands-on troubleshooting, system integration, and proactive maintenance. The ideal candidate is a field-focused technician with strong HVAC controls experience and the ability to work with a variety of BAS protocols and vendors.

Key Responsibilities
  • Install, wire, and commission building automation system (BAS) controllers, sensors, actuators, and field devices for HVAC equipment (RTUs, AHUs, chillers, boilers, VFDs).
  • Program and configure control sequences using vendor tools and platforms; implement logic, schedules, alarms, and setpoints to meet design and operational requirements.
  • Perform site troubleshooting and repair of HVAC control systems, including electrical troubleshooting, relay logic, PLC interfaces, and sensor calibration.
  • Integrate multiple subsystems and communicate devices via BACnet/IP, BACnet MS/TP, Modbus RTU/TCP, LonWorks, RS-485 and Ethernet/IP as required.
  • Support system commissioning, startup, testing and balancing (TAB), and field calibration to ensure systems meet performance specifications.
  • Perform data logging, trend analysis, fault detection and diagnostics (FDD), and recommend corrective actions and energy optimization measures.
  • Maintain accurate documentation: as-built control wiring diagrams, point lists, startup reports, and service logs.
  • Collaborate with engineers, project managers, and subcontractors during installation, retrofit, and upgrade projects to ensure code compliance and project timelines.
  • Provide routine preventive maintenance, firmware updates, and remote troubleshooting via SCADA/HMI and BAS workstations.
  • Train facilities staff and end users on BAS operation, alarm response, and best practices for maintaining system health.

Qualifications

  • Minimum 3 years of hands-on experience as a controls technician working with HVAC controls and building automation systems (BAS).
  • Demonstrated technician-level skills installing, wiring, and troubleshooting field devices, sensors, and control panels.
  • Proficiency with common BAS protocols and system integration: BACnet (IP/MS/TP), Modbus (RTU/TCP), LonWorks, RS-485 and Ethernet/IP networking fundamentals.
  • Experience programming and configuring controllers and graphical interfaces on platforms such as Tridium Niagara (AX/N4), Automated Logic, Honeywell, Johnson Controls, Siemens, Schneider or similar systems preferred.
  • Familiarity with Direct Digital Controls (DDC), PLC programming, relay logic, PID tuning, and pneumatic control systems.
  • Hands-on experience with HVAC equipment: rooftop units (RTU), air handling units (AHU), chillers, boilers, VFD integration, humidity/pressure control and related sensors (temperature, CO2).
  • Experience with commissioning & startup procedures, testing and balancing (TAB), field calibration, data logging and trend analysis, and fault detection & diagnostics (FDD).
  • Strong electrical troubleshooting skills, ability to read and produce control wiring and schematic diagrams, and work safely on energized equipment.
  • Ability to travel to customer sites, work in mechanical rooms and at heights, and lift/handle control panels and instruments.
  • Relevant certifications (e.g., EPA 608, NICET, NATE, or vendor-specific certifications) and technical diploma or associate degree in HVAC, controls, electrical or related field are a plus.
  • Excellent communication skills, attention to detail, and the ability to collaborate with engineers, facilities staff, and project teams.
